ALCC Forms

Acacia is a Planned Unit Development, or PUD, operating under a set of Protective Covenants and By-Laws developed for the common good. The Architecture and Landscape Control Committee (ALCC) provides control of aesthetics and assist the Board in enforcing the covenants as they apply to home standards, improvements, and changes.

A standard of appearance is essential to maintaining the beauty and desirability of Acacia and also contributes to our home values. Thus, homeowners are under certain restrictions as to what exterior structural and landscaping additions and/or changes they can make to their townhomes. The A&LCC is the first line of review for any homeowner-proposed changes or additions. 

If you have any questions, please contact the office before beginning any work and the ALCC will confirm whether or not prior approval is needed. As approval may take up to 40 days be sure to submit your plans far enough in advance of your planned start date.

A security deposit of $250 is required of all such work, to be returned upon approved completion. For decks and patios, a copy of your plat of survey is also required and you should consult the Village of Indian Head Park concerning a building permit. For window and sliding door replacement you must consult the Village of Indian Head Park concerning a building permit.

ACH 

An Automated Clearing House (ACH) credit payment occurs whenever someone instructs the ACH network to “push” money from their account to someone else’s.

When is an ALCC Approval Required?

 

All patios, decks, major landscaping, exterior modifications or replacements must be approved by the ALCC. The only instances where formal requests are NOT required are for minor repairs/maintenance that do not change the size, material, or color of the item being repaired. Examples of repairs/maintenance are: up to 5 deck boards, 5 deck spindles, up to 10 roof shingles, raising of your existing cement stoop or sidewalk. If you have any questions, please contact the office before beginning any work and the ALCC will confirm whether or not prior approval is needed.

 

Do I need a permit from the Village of Indian Head Park?

For decks and patios, a copy of your plat of survey is also required and you should consult the Village of Indian Head Park concerning a building permit. For window and sliding door replacement you must consult the Village of Indian Head Park concerning a building permit. Balcony repair and replacement may also need a Village permit. Best to always check with the Village prior to any construction projects to determine their requirements.

What happens if I do not obtain prior approval from ALCC?

The Board reserves the right to fine a homeowner $100 for failure to submit for ALCC approval. Any exterior modifications or additions made without approval are subject to being returned to the original condition at the owner’s expense, as provided for in the Protective Covenants.

Do I get my deposit back?

Yes! After your work is complete, let the office know and we will send the ALCC team out to inspect it. If all the work has been done according to plan, then we will process your deposit refund.

On each ALCC form we indicate the guidelines appropriate for each project. Be sure to look at the back of the form as that is where you'll find most of the specific information.
